New SPF analysis shows scale of the decline in value and volume of Scottish commercial property sales from 2006 to 2010 - but there is good news for the north east authorities of Aberdeen City and Aberdeenshire.
New figures obtained by SPF from the Registers of Scotland chart the decline in the value and volume of commercial property sales across Scotland between 2006 and March 2010.
The figures breakdown both national and local authority level trends and statistics for the value and volume of commercial property sales. Further breakdowns can be made available to members upon request, including by value band within specific local authority areas.
The headline trends show an accelerating decline from 2008-09 to 2009-10 in terms of the values of sales, yet there is a reduced decline in this period in the volume of transactions recorded by the Registers of Scotland. The trend of decline is not universal across Scotland. Notably the north east of Scotland (Aberdeen City and Aberdeenshire) shows a particularly strong performance in 2009-10 by actually exceeding the value of sales recorded in the area in the boom year of 2006-07.
The last quarter analysed suggests some signs of stability in the market which we will hope to see continued if the fragile economic recovery takes greater hold.
Sales data will be published by SPF on a quarterly basis for members and key stakeholders The figures will continue to be analysed on a trend basis at both national and local authority level and by value band in order to identify the higher value property transactions.
